Not everyone qualifies for LeaseGuarantee. When we get their full credit results, they will be approved if they qualify. However, some of the tenants may still fall below your requirements. We want to open your doors to these tenants that are willing to purchase an insurance policy to rent with you, meaning they purchase the insurance for you, the beneficiary. You will be covered up to $2500 for damage, evictions and other aspects of renting. This is a win-win. If you select this as an option while creating your listing, these members will see your properties in a different color on the map, knowing they must purchase the policy before renting. They will apply with you and if you accept them, they will instantly be asked to pay for the policy. When the transaction is complete both parties will receive emails confirming the policy purchase and details will be sent to you directly. Renting couldn’t be easier!

Some landlords ask tenants with lower credit scores to purchase LeaseGuarantee as an additional move-in requirement. Yes, if a tenant has already moved in, you would need to contact us to qualify them for a LeaseGuarantee. Your tenant would need to provide you with written permission to do this.
No, if a LeaseGuarantee contract has been offered and the LeaseGuarantee has been paid for one tenant on the lease agreement, then all tenants listed on that lease agreement are covered.
A LeaseGuarantee contract is valid for 12 months from the date of purchase, unless you contact us to request a different starting date. After the 12 months is up you can renew for another 12 months. For $24.99, we can offer a new LeaseGuarantee contract to anyone that has maintained or improved their credit status. The LeaseGuarantee fee may vary for renewals.
Login to your ApplyNrent account and click on LeaseGuarantee History in the menu to request reimbursement. You will need to submit a copy of the lease agreement, rental applications, and court judgment. Your request will be reviewed, and you will receive a response within 5 business days.
If you are unable to negotiate a mutually acceptable settlement with the tenant(s), you must obtain a court judgment against every adult listed on the LeaseGuarantee contract and lease. Upon receipt of the court judgment, submit it to ApplyNrent. Your request will be reviewed within 5 business days and you will be reimbursed the amount of the judgment up to the maximum LeaseGuarantee contract amount, whichever is less.
While LeaseGuarantee can be paid by the tenant, the landlord receives 100% of all the LeaseGuarantee contract benefits!
